Why Buying a Home in Denver Now Beats Waiting for Summer

Why Buying a Home in Denver Now Beats Waiting for Summer

A lot of buyers who missed the early spring window are now telling themselves summer is the right time to move. More inventory will be available. Life will feel more settled. The timing will be better. But here is the problem with that reasoning: summer is when the Denver market is most competitive, most expensive, and most stressful to navigate as a buyer. The window that exists right now, before peak season fully arrives, is one of the better entry points of the year. Understanding why can save Denver buyers real money.

Here are three reasons why acting now rather than holding out for summer is the stronger play.

Rates Are Not Going to Drop Significantly From Here

The most common reason buyers delay is the expectation that mortgage rates will continue to fall. Industry forecasts do not support that bet. The consensus across major housing economists is that rates will hold in the low-6% range through 2026. There is no meaningful rate reduction on the horizon that justifies waiting another two or three months to buy.

What has already happened is worth acknowledging. Rates dropped roughly a full percentage point over the past twelve months. That improvement has already moved the needle on affordability in a real way. Buyers who have been waiting for rates to reach some lower threshold may not realize that the improvement they were waiting for has, in meaningful part, already arrived.

Holding out for further declines while summer competition builds around you is not patience. It is a way of waiting for a catalyst that is unlikely to materialize while the market moves on without you.

Summer Competition Removes the Leverage You Have Right Now

The summer market brings buyers back in force. Families want to be settled before the next school year. Relocating employees are on deadline. The combination of high demand and constrained inventory creates the most competitive conditions of the year. Homes that are sitting with healthy days on market today will move significantly faster by June and July, and that compression removes the breathing room that supports good decision-making.

Right now, sellers in many Denver segments are motivated, days on market are elevated compared to the peak season pace, and buyers have room to negotiate. Repair requests get addressed. Concessions get considered. Sellers are engaged. That dynamic shifts meaningfully once summer demand arrives and sellers have multiple buyers to choose from.

Buying now means working in an environment that gives your agent time to find the right fit, run a thorough due diligence process, and negotiate from a position of relative strength. That is the opposite of what summer looks like for most buyers.

Early-Season Buyers Consistently Pay Less

NAR data from 2025 shows that buyers who purchased in the earlier months of the year saved approximately $30,000 to $35,000 compared to those who bought when prices peaked in the spring and early summer months. That gap exists because prices respond directly to demand. When buyer activity surges, sellers gain leverage and pricing reflects it. When demand is more measured, buyers have more room to negotiate and sellers are more flexible on terms.

Denver follows this seasonal pattern reliably. Buyers who close in April and May are typically getting in ahead of the price run-up that peaks in June and July. Every month of delay as summer approaches compresses that advantage further.

The Window Is Open Now. It Will Not Stay That Way.

Spring is already underway and summer follows quickly in the Denver market. The buyer leverage that exists today, more inventory relative to demand, motivated sellers, and room to negotiate, erodes as we move into May and June. By July, the most competitive phase of the selling season is in full swing and the conditions that favor buyers today will have largely reversed.

If you are prepared, pre-approved, and clear on what you are looking for, there is no strategic reason to wait. The competition you will face in June and July is avoidable. The savings available now are real. And the rates you are waiting to improve are, by most expert projections, already about as favorable as they are likely to get for the foreseeable future.
