Total active inventory nationally is now up over 8% compared to this time last year, with nearly one million homes currently available for sale. A NerdWallet survey identified the two most common reasons buyers suspended their home searches in 2025: they couldn't find a home that fit their needs, and they couldn't find one they could afford. Rising inventory directly addresses both problems.

More supply means more variety. Different layouts, different locations, different condition levels, and different price points all become available as more sellers list. Buyers who were constrained to a narrow set of options have a broader field to evaluate. And in segments where inventory has grown faster than demand, price pressure has moderated in ways that improve affordability relative to where things stood a year ago.

The combination of more choices and improved negotiating position represents a meaningfully better environment for Denver buyers than the one that existed through much of 2023 and 2024.
