LoDo condo and loft buyers are making a more complex evaluation than buyers in most other markets because the building-level quality is as important as the unit-level quality. A beautifully renovated loft in a building with an underfunded HOA and a deteriorating lobby is a worse investment than a more modest unit in a well-managed building with strong financials.

Building Financial Health

The primary building-level evaluation items: reserve fund balance relative to the building's capital needs, any deferred maintenance or known system replacement cycles, insurance coverage adequacy given Colorado's increasing property insurance costs, and the track record of the current management company or HOA board. These items are available in the HOA financial documents that buyers can request during the inspection period.

Unit-Level Evaluation for Loft Product

For loft units in historic conversion buildings, the character preservation question is specific: are the exposed brick, original timber beams, and industrial windows that make LoDo lofts distinctive still present and in good condition? Renovations that covered original brick with drywall, painted over original timber, or replaced original industrial windows with contemporary alternatives may have reduced the loft's character value even if they improved other aspects of the unit.

Parking and Storage

Parking in LoDo's dense urban environment is both a significant value-add for units that include it and a significant cost for units that do not. The specific parking situation for any LoDo unit, including whether assigned parking is owned or deeded, what the cost structure is for non-deeded parking, and whether the specific building has adequate parking capacity for its residents, belongs in the evaluation before purchase.
